Payment
50% is due at the time of booking, with the remaining 50% due 60 days before check-in.
For reservations made within 60 days of arrival, the full amount is due at the time of booking. Payments are processed securely by credit card through Stripe.
Cancellation Policy
If a reservation is canceled more than 14 days before arrival, a minimum of 97% of the total booking charges processed at the time of cancellation will be refunded, up to 3% will be kept covering credit card processing fees. If the cancellation is made more than 7 days before arrival but within 14 days, 50% of the total booking charges will be refunded. No refunds within 7 days of arrival.
We recommend purchasing travel insurance or using any trip-cancellation coverage offered by your credit card for unexpected situations that may require a last-minute cancellation. Coverage varies by credit card, so be sure to review your specific terms. You can also purchase trip insurance directly through our property management system at the time of booking (optional).
Security Deposit
A $500 refundable security deposit hold is required for all bookings. It is placed on your credit card 2 days before check-in and is not included in the booking total.
This is a temporary hold used to protect against damages, excessive cleaning, or policy violations. It is not a charge unless needed under the terms of the rental agreement.
Rental Agreement and Guest Verification

House Rules
To help us maintain a safe, comfortable experience for all guests, please note:

No parties.

Quiet hours outdoors between 11:00 pm and 8:00 am.

No pets, no exceptions (no fence and on water)

Rinse or change swimsuits before going from river to hot tub

Life jackets are mandatory on the water when leaving our waterfront

Children must be with an adult at all times as we are on a river, and the yard is not fenced

Smoking is permitted at the fire pit only. Do not move fire pit

Obey all fire bans given by host - no refunds/credits for fire bans

Maximum overnight occupancy is 8 guests, with a maximum of 6 adults during summer break. Any visitors beyond your registered guest count must be approved in advance.

There must be at least 1 person 21+ staying at the property for the duration of your stay

Garbage, recycling, and empties must be taken with you at check-out. A garbage removal option is available for $50 for 2 bags, provided bags are tied and placed in the garage. If you plan to dispose of garbage yourself, garbage pickup is Friday and recycling pickup is Tuesday. The town dump is open Saturday and Monday, with an additional Thursday opening during the summer. The next town (Madoc) has a dump day on Wednesday.
